Are you dreaming of a place with stunning ocean views, exquisite dining, and the convenience of being near downtown Vancouver?

Let's explore White Rock in South Surrey through the lens of a local, unraveling the pros and cons of this enchanting area.

In this post, you’ll get an inside view from a local’s perspective, and see all of the pros & cons of living here.

Before we dive in let me explain something: South Surrey is not considered a city. It is simply a part of the huge area of Surrey. White Rock is a town that is located in South Surrey. I wanted to clear up any confusion on that before we proceed.

The Cons

We will start with the cons of living here because I think it is best for you to be aware of the things you might not enjoy from the beginning.

#1 - The Distance From Downtown

The distance from downtown is a significant factor to consider. While it appears close, the reality of commuting can be quite different.

A drive that takes around 35 minutes without traffic can extend to an hour or more during rush hour. This is an essential consideration for those who need to commute regularly.

Of course, if you work from home that might not be a problem for you, but if you need to commute, think twice.

#2 - Traffic

Since we’re talking about commuting, you must know that we have traffic here.

We have more traffic than your average suburb because the area has exploded in growth over the last 20 years.

This expansion has brought rush hour traffic similar to that in other cities, particularly on major routes like Highway 10 and Highway 99.

#3 - Limited Entertainment Options

For those interested in partying and other nightlife activities, White Rock might not be the ideal location.

Most local restaurants and pubs close around 10 PM, and the streets are generally quiet at night.

Residents often have to travel to downtown Surrey for a more vibrant nightlife scene and to enjoy sports events like Canucks, White Caps, and BC Lions games.

#4 - Cost of Living

Many people really don’t like how much it costs to live here.

Home prices have risen significantly, with the average price in March 2023 around $1.8 million, considerably higher than in other parts of Surrey, such as Langley. You would pay around $1.4M for the same house in Langley.

If you have a tight budget, I would say that White Rock is not for you.

The Pros

Okay, enough of the negative. Let’s start looking at some of the amazing perks of living here.

#1 - The Weather

The first thing you should know is how the weather is fantastic in White Rock.

The area experiences many more sunny days and less rainfall compared to Vancouver.

For instance, while Vancouver averages about 235 centimeters of rain annually, White Rock averages less than half of that, making it a more pleasant climate overall.

#2 - Food

The food scene in White Rock is another highlight.

The area features a variety of top dining options, including some favorites like My Shanties and Vikram Bridge.

In fact, in the May 2023 issue of Food and Wine magazine, Surrey was actually featured alongside world-class cities like Venice, Italy, and other up-and-coming food cities in the world.

#3 - Coastal Living

Living in White Rock means embracing coastal living.

With only a 10-minute drive, you’re at White Rock Beach and Crescent Beach, both great areas to enjoy those sunny days and spend time relaxing.

The area doesn’t get much snow and it’s the perfect place to bring the family on the weekends.

#4 - The Boardwalk

The boardwalk and restaurants along the beach add to White Rock's charm.

The boardwalk is perfect for running, walking, and enjoying the view. It’s a great place to meet up with friends or bring the family on the weekends.

There are some great restaurants at the boardwalk too. One of my favorites is called Zapoteca, a southern Mexican food, a little bit different from the standard Tex-Mex food that only serves burritos.

#5 - Home With Ocean Views

If you have the budget to live in White Rock, it offers a breathtaking array of homes, many boasting stunning ocean vistas.

Prices range quite a bit, starting at $2 million, with some properties reaching the $15 million mark. Yet, these figures represent more than just luxury; they're an investment in a lifestyle enriched by the area's abundant offerings.

Crescent Beach, for instance, a prime location that affords the dual benefits of proximity to the United States and perks like lower gas prices.

Alternatively, consider the neighborhood around Morgan Creek Golf Course; living here means you're a mere ten-minute drive from the border, making it convenient to pick up packages and enjoy significant savings on shipping.

These conveniences, I believe, add significant value to the investment in your home.

#6 - Golf Course

My passion for golf is a major reason why I adore living in this area. We're spoiled for choice with golf courses.

Nearby, there's the Hazelmere Golf Course, the beautifully situated Hills At Peace Portal just across the border, the Semiyamu Loomis Trail, and the crown jewel, in my opinion, the Morgan Creek Golf Club—right in my own neighborhood.

For fellow golf enthusiasts, you'll find the options here nothing short of spectacular.

Making the Decision: Is White Rock Right for You?

In conclusion, White Rock in South Surrey presents a unique living experience, balancing its scenic beauty with certain practical considerations.

It's an ideal place for those who appreciate a coastal lifestyle with access to serene beaches, enjoy sunny weather with less rainfall, and value a vibrant local food scene.

The area's charm is further enhanced by its scenic boardwalks and the option of living in homes with breathtaking ocean views. Golf enthusiasts will find White Rock especially appealing due to the proximity of several top-quality golf courses.

However, White Rock is not the best fit for everyone. Those who prioritize a bustling nightlife, seek a wide array of entertainment options, or have a tight budget may find it less suitable.

The higher cost of living, particularly in real estate, and the commuting challenges, especially during rush hours, are significant factors to consider. Additionally, the distance from downtown Vancouver, while manageable, can be a deterrent for those who need to travel to the city frequently.
