Clayton vs Cloverdale: Which Surrey Neighborhood is Right for You?

Are you considering a move to the Surrey area and trying to decide between the popular neighborhoods of Clayton and Cloverdale? As top realtors with over 20 years of experience selling in these communities, we're here to break down the key differences to help you find your perfect fit.

Schools and Amenities

Both neighborhoods offer excellent school options, but they differ slightly. Cloverdale has over a dozen schools including Lord Tweedsmuir Secondary, with elementary schools easily walkable in every neighborhood. Clayton originally fed into Lord Tweedsmuir but now has its own Clayton Heights Secondary and Salish Secondary.

For amenities, Cloverdale boasts a new community center, ice arena, vibrant downtown with shopping and dining, and incredible parks like the Cloverdale Athletic Park. Clayton's amenities are very walkable with a 75,000 sq ft recreation center, grocery stores, restaurants, liquor stores and parks all within a few blocks.

Outdoor Activities

Cloverdale shines with its vast green spaces like the Cloverdale Athletic Park's sports facilities and water park, plus the forested trails of Bose Forest Park. While lacking Cloverdale's old growth areas, Clayton makes up for it with exceptional walkability and easy access to Langley's many sports parks just across 200th Street.

Real Estate Options

Cloverdale offers a mix of older character homes on larger 7,000-8,000 sq ft lots alongside pockets of newer construction communities from the past 10-20 years. The family-friendly vibe harkens back to the neighborhood's origins.

In contrast, Clayton is a newer neighborhood beginning development around 2000 on former farmland. Lots tend to be smaller, but options like coach homes with rental suites provide income potential. Some larger acreage properties remain on the outskirts as well.

Location and Transit

Both areas enjoy convenient highway access, but Clayton will be even better connected once the new SkyTrain Expo Line extensions open stations at 184th Street and Willowbrook/Willbrook areas - essentially downtown Clayton.

The Choice is Yours

If you prefer a more established area with larger lots and a laidback, family vibe, Cloverdale may be the perfect fit. But if you value exceptional walkability, newer construction, rental income opportunities, and future transit hub status, Clayton could be your ideal community.
