After two decades of living and working in Surrey BC's real estate market, I've gotten to know the ins and outs of this rapidly growing city.
Surrey has exploded in population over the last 20 years. So if you're considering moving here, how do you even begin to narrow down where to live amongst the sprawling suburbs?
Well, stick around as I reveal my top 5 favorite Surrey neighbourhoods after calling this city home for over 20 years.
I'm Scott Moe with the MOE Real Estate Team. My goal with these neighbourhood deep dives is to ensure you make the most informed decision on where to put down roots in Surrey BC.
Let's dive in!
1. Morgan Creek & Rosemary Heights
I'm cruising around Morgan Creek and Rosemary Heights to give you a taste of what you can expect in this area.
Plus, the location is fantastic if you need to commute into Vancouver since it's close to Highway 99.
You're also central to everything - Langley is nearby, and it's a quick drive to the US border if you need to pop across.
Schools in the area like Rosemary Heights Elementary and Morgan Creek Elementary are great.
While Grandview Secondary up the hill is a newer high school built just a few years ago.
In terms of amenities, the Morgan Creek Golf Course wraps around the neighborhood here. The homes literally back onto the course.
You've got a huge range of housing options too, from condos starting around $500-$600k to luxury houses upwards of $2-3 million. Townhomes run $900k to $1 million plus.
So if you want options, this area delivers with condos, big homes, townhouses, and everything in between.
2. Grandview Heights & Morgan Crossing
Just south of Morgan Creek are Grandview Heights and the Morgan Crossing area.
I'm rolling through to show you this neighbourhood.
It's got the same fantastic location and proximity to amenities as Morgan Creek.
But you're even closer to tons of shopping at Grandview Corners with restaurants like The Earls, Browns Socialhouse, and my favorite Indian restaurant My Shanti.
Schools here are newer since Grandview Heights has seen the bulk of its development in the last 10 years or so. You've got Southridge School and the new Grandview Heights Elementary.
Over at the Shops at Morgan Crossing, you'll find grocery stores, pharmacies, restaurants, and more. Everything you need is nearby.
With quick access to Highway 99, you're minutes from the US border, White Rock, or highways heading into Vancouver. The location here is hard to beat.
3. Cloverdale
Now for my favorite Surrey neighbourhood - Cloverdale! I started my real estate career here over 20 years ago, so it holds a special place.
Cloverdale's got a small town vibe but all the amenities of the big city nearby.
There are nice parks like Bose Forest Park and trails to enjoy nature.
You've also got Cloverdale Athletic Park for sports and the new Cloverdale Rec Center for indoor activities.
Housing prices are a touch lower than South Surrey, but a bit higher than other parts of Surrey.
So you get great value here in my opinion.
Cloverdale has easy access to Highway 1 and Highway 10.
So commuting downtown or to Richmond is under 30 minutes away.
The historic downtown on 176th has some neat older buildings and local shops.
Don't miss the Santa Claus parade every Christmas!
4. Ocean Park
Ocean Park down in South Surrey is another favorite neighbourhood of mine.
As the name suggests, the ocean surrounds you with quick access to Crescent Beach.
Housing is mostly well-kept older homes rather than newer townhouses or condos.
Mature trees and established neighborhoods give it a cozy character.
The shopping complex at 128th Street has a handy Safeway and my favorite local pizza joint - Ocean Park Pizza.
Their pepperoni, mushroom, and green pepper pie is to die for!
Schools like Ocean Park Elementary and Semiahmoo Secondary are close by. Tons of parks and trails surround Ocean Park for enjoying nature.
5. Clayton
The last area I love is Clayton, nestled between Surrey and Langley. It provides easy access to Highways 1 and 10, with lots of new development.
Clayton has exploded with hundreds of new homes, townhouses, and condos recently. So you get very affordable new housing compared to pricier South Surrey.
An interesting fact about Clayton is it has coach homes - a two-storey home plus a basement, with the garage in the back that has a suite above it. Great for rental income!
You've got shopping nearby along Fraser Highway and quick access to the amenities of Langley just minutes away.
If you commute downtown, the new Skytrain line along Fraser Highway will connect you quickly to the rest of Metro Vancouver.
