Langley in Surrey BC has some great spots to live in, but choosing one may be tricky.
If you’re thinking about moving here, you’re probably having this doubt about which neighbourhood to set foot into, so I’m going to share with you my favorite 9 spots and hopefully help you with that decision!
Located in Fraser Valley, this area of Metro Vancouver consists of a township bordering Fraser River on the north and the US border on the south, with Highway 1 crossing the place and major routes to complement.
#1 - Fort Langley
Founded in 1826 by Hudson’s Bay Company as a trading post, this cool spot is one of the oldest areas in the province.
Located north of Highway 1 with the Fraser River bordering it, this neighbourhood has great amenities and recreation for all the family.
If you want to do some kayaking, hiking, picnicking, and all that, Derby Reach Park is your place, with its gorgeous areas alongside the river.
You can also go to Fort Langley's historic area to do a walk, enjoy the restaurants and local stores, or go to one of the many golf courses if you enjoy the sport.
Along Glover Road, you’re also going to find some restaurants and a great mix of little shops to walk through in the afternoons and your free time.
Some of my favorite spots in terms of popular restaurants are Beatnicks, Trading Post Brewing Company, and Wendel’s Cafe.
Being an older area, you have some heritage homes mixed with some new stuff, some new condos, and houses with views from Fraser River and the North Shore mountains.
#2 - Walnut Grove
West of Fort Langley, you have another city with easy access to Highway 1 by the north, easy to go to Vancouver or head east to Abbottford and Chillak.
When it comes to amenities and recreation, Walnut Grove has a community center where you can enjoy their pool, gym, and community gathering.
But you also have tons of ice rinks in the area, the Langley Sportsplex, and Cineplex Movie Theaters.
For shopping, you’ll find local stores throughout the streets, as well as some good restaurants like Browns, Old Spaghetti Factory, The Keg, and other popular spots to dive into the local cuisine.
The neighbourhood has some vintage houses built in the 80s and 90s, totally family-friendly but with fewer new homes and developments.
#3 - Willoughby Heights
Located south of Highway 1, this neighbourhood has developed a lot since I started working in Langley 20 years ago.
Before, you’d see farms and acreage all over the place, and now you have a complete transformation with newer properties and a good mix of things to do.
Those new developments brought some beautiful and modern and renovated houses, but you also see some older houses that have been on standby.
In terms of amenities, you have the Langley Event Center, where the local hockey and basketball teams play.
Willoughby Heights also is the home of a community park, perfect for spending your afternoons with your family; tennis courts at Fields Sports, and playgrounds for the kids.
Recently, it was announced a couple of sheets of ice and a dry arena that are going to be stacked up on top of each other, something I’ve never seen before and I think is great.
This neighbourhood was definitely planned with a good mix of houses and parks, green belts, and walking trails.
But you also have some shopping and restaurants throughout the space at Willoughby Town Center and a new area called Milner Heights has been built now that is going to be filled with more nice restaurants and stores.
At Milner Heights, you’ll have the first high-rise tower, a big skyscraper where you can have a complete and gorgeous vision of Fraser River and the North Shore Mountains.
Looking at the real estate of the area, you’ll find some townhomes, condominiums, and detached homes, everything brand new.
#4 - Langley City
Now, this one may seem confusing but yes, we have an area called Langley City, located right in the middle of Langley Township.
This 10 sq km has a story starting in the mid-50s when township and city were separated, creating this different take, more urban place, with other kinds of developments, a different municipal government, different mayor, and all.
Langley City has grown on its own, with an upcoming sky train line ending in the center of the city on Fraser Highway, that will make this area change even more.
Here, you’ll find a lot of parks like Langley Douglas Park, Nickel Meel Park, and Penor Park where you can go biking, tracking, and bring the kids to enjoy the playground; some golf courses at Newland Golf Course.
At the downtown area, you’ll find some shops and restaurants like Tacoholic and Estellas Deli, besides the things for Christmas that are a highlight at that time of the year.
When it comes to real estate, Langley City has a lot of condominiums, especially downtown, with some older large properties, and some houses completely redeveloped.
#5 - Brookswood
South of Langley City, you’ll find this adorable and popular neighbourhood called Brookswood, with some bigger lots and privacy being the main key in that large tree area.
This place is perfect for those seeking large ranchers and older homes with huge space, but that’s pretty much it since as for amenities, you won’t find much of the same from other areas.
You can enjoy the George Preston Ice Arena and its cool little restaurant, or you can go to Booth Park to rest and take the day off.
As for restaurants, you’ll find good ones at Brookswood Village, a little shopping area with pretty much everything you need like Starbucks, Ocean Park Pizza, and grocery stores.
The older and huge lots of around 10,000 sq ft are not really condominiums but you have some developments like it being discussed to improve the area, so we’re expecting to see some big changes over here with new types of homes being built.
#6 - Campbell Valley
Getting closer to the US border, we have this area border on the south by Zero Ave, with some acreage all over and properties where you can have horses and enjoy riding trails.
This place has some wineries and is mostly horse-friendly like a huge park, looking like a getaway area where you’d go to rest.
With some good restaurants where you can get appetizers while trying some wine, you have a really tranquil spot for living a farm lifestyle, with huge lots and new developments coming that will increase the place.
One of the highlights is called High Point, a development where tons of lots were built with some huge and gorgeous houses of over 10,000 sq ft.
#7 - Murrayville
Up Fraser Highway, east of Langley City, you have the Murrayville area, also one of the oldest places in Langley, dated in the 19th century.
There, you’ll have the Langley Memorial Hospital, community center, shops, restaurants, the Murrayville Pub, Five Corners, some little coffee shops, and bakeries.
When it comes to real estate, this area has a good mix of older homes and newer stuff, especially some new developments of townhomes popping up, and a lot of condos that you can take a look at.
#8 - Aldergrove
Located farthest east, right next to Abbotsford, is Aldergrove, a smaller community with its own little downtown and everything you need to have a peaceful lifestyle.
Here, you’ll have stores and small restaurants, a regional park for hiking, picnicking, etc, and an Otter Co-Op water park for the kids.
Another cool spot is the Vancouver Zoo nearby, through the north, where you can take your kids to spend a different weekend.
In terms of real estate, you’ll find some older stuff and some pockets of new stuff, really a mix between both that will meet your taste, from bigger to smaller lots depending on what you’re looking for.
#9 - Surrounding Areas
Besides those places, you also have some surroundings that are worth mentioning, like Salmon River and Glenn Valley.
Mainly acreage and farmlands, these areas are not filled with a lot of amenities, with only some corner stores and little restaurants.
But, if you want a place more rural with opportunities to have your own farm in huge and beautiful properties of 5 to 10 acres, then you should take a look into some of these areas with mountains and gorgeous surrounding views that will blow your mind.
