If you’re moving to Langley BC, this new community may be the perfect place for you.

Today we are touring the charm and convenience of Park and Maven, an upcoming community in Langley that's set to redefine suburban living.

Ideal for those who cherish the balance between city life and natural surroundings, Park and Maven in Langley offers a unique living experience.

With around 650 units of condos, townhouses, and even rental building options, this 15-acre master plan community is been built on a former golf course

I talked with the staff to find out what they are selling, what’s going on around here, and what future homeowners can expect.

Location, location, location

The location here is the highlight point. 

Located right beside Fraser Highway, this community is perfect for commuting to downtown Surrey. Park & Maven has around 3 major access points: the main highway, 192nd Avenue through Fairway Drive, and the Greenside DrW.

If you walk up to Fraser Highway, in 10 minutes you’ll see SkyTrain station number one, and if you walk down 192nd, it is also 10 minutes to be at another SkyTrain station. This is very important for any development because residents love to be near great transportation options like that.

The Townhouse Options

Starting with the townhouse options, there are three bedrooms and bathrooms, three levels with a nine-foot ceiling, a 1,200 square feet, with some units having a tandem parking design. These models' prices are around $899K-$909K.

There’s also another option for townhouses with some small differences, like the square footage of 1,450, two and a half bathrooms, and side-by-side parking with a large area behind the garage. This option has prices around $1.29M-$1.59M.

Both floorplans have the same exact exterior, with brick, hardie panels, metal, and glazing options. They’re very low maintenance and are going to last for a very long time.

Another great point that I think makes those options even more interesting, is that they all have forced air heating, which means they have special air conditioning.

They also have their own electric meter and their own hot water tank, which is a great bonus.

Those townhouses will be ready for residents to move in by the end of this year.

The Amenities Building

The Maven House is an amenity building that is very important for this development. Constructed in a 12,400 square feet area, this building will include so many great things for residents.

You’ll have access to a daycare center, a gymnasium, a gourmet kitchen, a party room and meeting room, and a dog wash station.

The daycare center is something that is  mandated by the city of Surrey, and is also going to be open to everybody. But given the proximity to the condos, the expectation is that the majority of those children will be from here.

This area is planned to be ready and working by the end of the year.

The Condos Options & The Rental Building

Let me introduce to you the Cardinal and the Heron condominiums, one with 132 units and the other with 101 units. There are two elevators in both buildings that are five levels with nine-foot ceilings, and the same underground parking.

Every single unit comes with one parking stall and one storage locker, and you can even add more parking stalls once they’re all given out because they have around 60 extra stalls for visitors.

The pricing for these condos will be about the same as the townhouses, and they have options with one bedroom and bathroom and other options with two bedrooms and bathrooms.

Those two buildings are going to be delivered somewhere around the New Year, while the other two of their buildings are set to be completed around the first quarter of 2025.

Now let me tell you a little more about the rental building.

It’s pretty much the same thing there, with some small differences, like they can never be sold. This is going to be the last phase of construction and will balance the condominiums, with around 200 unit options.

The buildings will have a 20-foot-high entrance with a grandiose amenity space in each one that will serve people like a meet & greet area.

Things You Should Know

For condominiums, the maintenance fees will be from 52 to 54 cents a square foot, including the hot water, the gas (something each unit will have), the common area, and all the groundskeeping.

For townhouses, this price is going to be from 18 to 20 cents a square foot, very low but you need to be aware that you’ve got your own hot water tank in your own meter in that case, so you’re really getting your maintenance paid while also having a hydro bill.
